Our vision for Distillery sits within a wider masterplan which will deliver best-in-class offices and a landscaped urban park that is fit for the future

The Distillery business district (formerly known as Glassfields) comprises land and buildings fronting Temple Way, Avon Street and Broad Plain, neighbouring the historic Gardiner Haskins warehouse (now part of the Soapworks development).

A large proportion of the site was formerly home to the Guardian Royal Exchange, which was demolished in 2010.

The latest proposals will renew and intensify established employment use on-site, delivering modern space with best-in-class sustainability credentials.

Site location

The site is located just to the east of the historic core of Bristol, close to the Floating Harbour and Temple Meads railway station.

RLAMP’s ownership includes two of the Georgian-fronted buildings on Broad Plain (now used as offices) and the Printers Devil, a listed public house which has recently undergone structural repairs, ready to be fitted out for an alternative use (subject to a future planning consent).

Planning process

Development phasing

Planning consent for the original Glassfields masterplan was granted in 2015. This paved the way for the first phase of development in 2021, delivering a 90,000 square foot office building now almost fully occupied (Distillery 1 & 2) and a hotel (operated by Leonardo).

The next phase of redevelopment will transform the vacant hoarded site at the apex of Temple Way / Avon Street and the featureless car park in the middle of the site, delivering a high-quality new urban park and modern office space to suit a range of business occupiers. 

A hybrid planning application will present detailed proposals for Distillery 3 and the site-wide building layouts, public realm and access arrangements, plus outline proposals for Distillery 4 (matters of height and appearance to be determined later).

Distillery 1 (D1) and Distillery 2 (D2)

Distillery 1 & 2 is a highly sustainable and energy-efficient office building. The scheme achieved a significant improvement on the 2020 LETI target for embodied carbon and minimises operational carbon through the use of a decentralised ventilation system, opening windows and solar PV panels.

Hotel

The original 2015 Glassfields masterplan also delivered the 197-bed Leonardo Hotel fronting Temple Way, offering a café and restaurant at ground floor which the public can use.
